Tracy Hills is a 5,411 acre (1,876 developable acres), 4,704 unit master planned community located 45 minutes east of the San Francisco Bay Area nestled against the rolling foothills of southwest Tracy, CA. Straddling I-580 and extending into the foothills to the west, Tracy Hills includes 1,117 acres of residential land, 59 acres of parks, 258 acres of commercial, retail, office and industrial land, 42 acres of school sites, 337 acres of greenways and on-site open space incorporated into the land plan, 63 acres of infrastructure and 3,535 acres of open space and conservation land. Tracy Hills is located within the Jefferson Elementary School District, the highest and most sought after school district in the Tracy area, and will be served by the newly constructed Kimball High School located only 2.5 miles from the project.

Of the residential developable acreage, the Specific Plan designates 598 acres as low density residential at 3.4 units per acre (providing for up to 2,033 units), 396 acres as medium density residential (5.5 units per acre or 2,179 units), 92 acres of residential estates (1.3 units per acre or 119 units) and 31 acres of high density residential uses (12.1 units per acre or 373 units).
